The 12th and E John project is in the heart of Capitol Hill in Seattle. The project, which included Green Factor code requirements, replaced low density structures in disrepair with high density housing, appropriate for this urban location, which is served by several forms of transit. The project featured two wings and a central courtyard maximizing light access. A roof garden provides resident amenity space. Several buffer planting types provided many new trees and screening to neighboring properties. Fall color, evergreen textures, and seasonal interest bring variety across the facade. Stormwater planters and permeable pavement are used throughout the project to manage runoff on-site.
